Slopeside Development Inc. - Happy Valley Road

Applications Received:  Consent (6) and Zoning By-law Amendment

The purpose of the proposed Consent and Zoning By-law Amendment applications is to re-establish seven lots that are now merged together into two lots on each side of Happy Valley Road. In addition, a request has also been made to provide a number of lot line adjustments that would provide more equal lot areas and lot frontages than what had previously existed. No additional lots are proposed and no new development is proposed from what existed prior to the merger of the previous lots.

Breadner Pit - Application for Official Plan and Zoning By-law Amendment

The purpose of these applications is to consider a proposal for a new Gravel Pit to be located at Part Lot 28, Concession 11.

At the same time, an application for Official Plan Amendment has been submitted to the County of Grey and an Aggregate Resources Act  Class A Licence Application has been submitted to the Ministry of Natural Resources.

Proposed Official Plan Amendment No. 24 Collector Roads

Section 7 of the Town’s Official Plan sets out the Roads Policies for the Town. It includes provisions for Road Classification (Arterial, Collector and Local Roads), distance between intersections and right-of-way widths.  The Town of The Blue Mountains Comprehensive Transportation Strategic Plan, Final Report, March 2010, states that roads are grouped according to the type of service they provide. The classification of roads assists in establishing road design features, land use planning policy, traffic density, mobility, safety and access requirements.  Section 6.2.3.3 of the Strategic Plan, “Key Findings & Recommendations”, recommend the following local roads to be designated as collector roads given the abutting road systems and/or future development plans: Victoria Street, Duncan Street, Napier Street, Monterra Road, 10th Line, Albert Street, Peel Street, Beaver Street and Clark Street.

Castle Glen Interim Drinking Water Supply- Environmental Assessment

Castle Glen Development is undertaking an Environmental Assessment to determine the preferred interim water servicing design concepts for Phase 1 of the Castle Glen Development.  The interim water supply must have sufficient capacity to service the existing Thunderhill community and a 70 Hectare development area east and south of County Road 19, as specified in the Official Plan and approved by the Ontario Municipal Board in 2006.

Georgian Gate Development Project

Georgian Gate Properties (formerly the East Woodbridge Group).  The Town has received an application to amend The Blue Mountains Official Plan and, the former Township of Collingwood Zoning By-law No. 83-40, as well as an application to the County of Grey for a proposed Plan of Subdivision.  The proposed development is for a maximum of 747 residential dwelling units, a community park, commercial uses, a private recreational block, open space and natural environmental areas.

REVISED - Adult Lifestyle Village Development (Telfer Homes Inc.- Kent Pollard)

This revised proposal considers an adult lifestyle village with 86 leasehold townhouse and semi-detached units and a proposed private recreation building. Design modifications include a lower density streetscape along Napier and Victoria Streets, an overall reduction in density, increased open space, landscaping, public access, gateway vistas and new architectural design features.

Terrasan's Craigleith Village Community Development

The Craigleith Village Community Development is located along the north side of Hwy 26 west of Long Point Road and east of Blue Mountain Drive.  The site is 25.80 hectares or 63.75 acres.  The applicant is proposing the development of a Village Community which includes a combination of commercial, retail, recreational, institutional and natural and open spaces to serve both the needs of residents and visitors.
